Building within an evolving area means designing a building that sets the stage for future growth, while meeting current zoning requirements and future street widening.  65 Maspeth, at seven stories, appears large in the context of three- and four-story neighbors.  However, new buildings of equal height are being designed by our office at 59 and 69 Maspeth Avenue, making all the structures more uniform.

Using masonry, stone, metal, and glass, this building borrows from the palette of materials used throughout the immediate area.  The defining element of the residential area is a tall, vertical stone element. The stone is repeated as a two-story Bay on the adjacent portion of the façade.  These stone areas are balanced by the large expanses of park brick and complemented by glass in the balcony railing system.

The use of metal panel at the two-story base defines and contrasts itself from the residential uses above.  This rain screen system is also used as a portion of the window wall system and at the main setback level.  Parking for twelve cars, recreation roof decks, laundry and smaller apartments make this project ideal for people just starting out in the business world.
