This project showcases the transformation of an existing one-story masonry warehouse into a thoughtfully designed mixed-use building that combines residential and commercial functions within a cohesive architectural framework.
Our scope included the full alteration, enlargement, and vertical expansion of the structure to create a modern, efficient, and code-compliant space. The design approach focused on maximizing usable area while integrating updated building systems and enhancing overall functionality.
Key elements of the project include:
- Complete interior configuration with new partitions and fire-rated assemblies
- Installation of new structural systems to support vertical expansion
- New roofing system and building envelope upgrades, including windows and entrance doors
- Full mechanical, electrical, and plumbing (MEP) upgrades
- Integration of energy-efficient ductless PTAC units
- Construction of new interior egress stairs to meet safety and code requirements
- Installation of new finishes throughout
