Designed as a residential building that meets the demands of modern living and is contextual to the neighboring structures, it requires the skillful manipulation of massing and materials.  Often times the quality housing section of the Zoning Resolution allows for the construction of a structure that greatly exceeds the bulk of the mass at the street wall a unique and distinct appearance can be achieved.

The use of masonry and precast materials helps to further enhance the building’s ability to be in context with its neighbors.  Iron balcony railings and a distinctive pediment play upon the unique architectural character of the surrounding buildings.

Grand ceilings with lofts create apartments that are desired by the builders and sought after by the buyers.  Custom cabinetry, top-of-the-line appliances, wide-plank floors, and large expanses of glass appeal to the discerning shopper.  Although a walk-up building, the stairs are gracious, with custom-designed railings and level separations that allow natural light to filter down from the skylights at the bulkhead.

160 and 164 Grand Avenue are infilled buildings that both fit in with and contrast with a building grouping that would otherwise look incomplete.
